Background:

Chipper Lane and Scots Lane form a block of buildings between Castle Street and Endless Street close to the main city library. Key buildings include the existing Post Office, empty Post Office buildings (along Castle Street), the BT exchange and Gala bingo. With the exception of the Post Office and the bingo hall the buildings particularly those on Castle Street are, unused and unvalued, and add very little to the streetscape. This area is less than a two minute walk from the Market Place. 

Vision Objective:

Redevelop this area for hotel and leisure ensuring the sensitive conversion of any Listed buildings

Proposals:

  • Ensure active frontages through windows and doors facing Scots Lane and Chipper Lane
  • Ensure the sensitive conversion of any listed buildings preserving and enhancing their architectural character

Rationale:

  • To provide a quality development at the heart of the city utilising sites and buildings that have a poor visual quality and which create largely dead frontages facing the street
  • To increase the city’s number of visitor bed spaces

Activity:

Planning permission has been granted for the change of use (nos. 24 and 26 Castle street and nos. 1-11 Chipper lane) and part demolition and new build (nos. 28-36 Castle street - front facade to no. 36 Castle street to be retained) to provide a 56 bed hotel cafe/bar restaurant and new post office.
